Public Hearing Set for August 11
The City of Chubbuck’s Land Use & Development Commission will hold a public hearing on August 11, 2026, at 6:00 pm in the Chubbuck City Council Chambers to consider two development applications affecting local land use and zoning.
The hearing will take place at 290 East Linden Avenue in Chubbuck and is open to public testimony. Residents and interested parties may attend in person, submit written comments, or participate via oral testimony during the meeting. The commission retains the authority to limit the length of oral testimony from individual speakers.
Townhome Project Rehearing in Commercial Zone
The first application involves a rehearing request for a Conditional Use Permit to construct loft-style townhomes on a 0.4-acre property located at 111 West Briscoe Road. The development proposal seeks approval within the city’s General Commercial (C-2) zoning district.
The commission will make a final decision on this application based on City Code section 18.28.020.C.5. The Chubbuck 2045 Comprehensive Plan designates the Briscoe Road property area for commercial development, which will inform the commission’s review.
Proposed Annexation and Residential Zoning
The second application represents an initial zoning recommendation for approximately 25.17 acres proposed for annexation into the city. The property is located roughly 1,900 feet south of Siphon Road, west of Cole Street, north of the Church Lateral canal, and approximately 970 feet east of Philbin Road.
The applicant is requesting that the annexed property be zoned Limited Residential (R-2). This application will result in a recommendation from the commission to the city council rather than a final decision. The review will follow municipal code section 18.28.050.B guidelines for annexation zoning decisions.
How to Participate and Submit Testimony
Residents wishing to submit written testimony must do so at least seven days before the August 11 hearing. Written comments should be directed to Joey Bowers, the city clerk, at jbowers@cityofchubbuck.us and must comply with City Resolution 2021-06.
Commission meeting packets will be available the week prior to the hearing on the city’s website at https://cityofchubbuck.us/land-use-commission/. Anyone requiring special accommodations to participate should contact Bowers at least 24 hours in advance of the meeting.

What Comes Next
The Land Use & Development Commission will evaluate both applications against applicable city code standards during the August 11 hearing. Final decisions on the townhome project and the zoning recommendation for the annexation property will follow commission deliberation and vote. The annexation zoning recommendation, if approved by the commission, will advance to the Chubbuck City Council for final consideration.
